These terms apply to walkerinternationalventures.com and to text and WhatsApp messages from Walker International Ventures LLC (“WIV,” “we,” “us”). By using our website or our messaging program, you agree to these terms.
1. Using our website
Our website gives general information about WIV. The Tenant Portal at wiv.managebuilding.com is run by our property management software provider and has its own terms. Your lease is the agreement that governs your tenancy; if anything on this website conflicts with your lease, your lease controls.

What messages you will receive
Messages from WIV about your rental, application, or work order, such as:
- Maintenance requests, repair scheduling and updates
- Showing scheduling, confirmations and reminders
- Rental application status
- Account notices: rent and payment reminders, lease, move-in and move-out information, and property notices (for example, water shut-offs or emergencies)
- Replies to questions you send us
We do not send marketing or promotional texts through this program.
How you give consent
You agree to receive messages when you:
- By phone: give us your mobile number and agree to texts when you call or text us at (888) 264-9222;
- On our website: check the SMS consent box on the sign-up form on our Contact page, or text us or give us your number after seeing the consent notice on our website; or
- In your lease: agree to text communications in your lease or rental application.
Message frequency varies.
Message and data rates may apply.
Reply STOP to cancel, HELP for help.
Consent is not a condition of renting or of any purchase.
Stopping and getting help
Reply STOP to any message to cancel. We will send one message confirming you are unsubscribed, and then no further messages unless you opt in again. Reply HELP for help, or contact us at (888) 264-9222 or jwalker@walkerinternationalventures.com.
Where available, we may send the same types of messages on WhatsApp to the number you gave us. You can reply STOP in WhatsApp to stop those messages. WhatsApp use is also subject to WhatsApp’s own terms and privacy policy.
Carriers
Mobile carriers are not liable for delayed or undelivered messages.
Privacy
We handle your information as described in our Privacy Policy. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.

3. Disclaimers
Our website and messages are provided “as is.” Text messages are a convenience and may be delayed or not delivered. For emergencies that threaten life or property, call 911 first, then contact us. To the extent allowed by law, WIV is not liable for indirect or consequential damages from using our website or messaging program.
4. Governing law and changes
These terms are governed by the laws of the State of Florida, except where the law of the state where your rental is located applies. We may update these terms from time to time; the effective date above shows when they last changed.
