Walker International Ventures LLC (“WIV,” “we,” “us”) owns and manages residential rental homes in Brownsville, Texas and Bradenton, Florida. This policy explains what information we collect from tenants, rental applicants, vendors and visitors, how we use it, and the choices you have.

1. Information we collect

We collect information you give us when you call, text, email, apply for a rental, sign a lease, request maintenance, or work with us as a vendor:

• Name
• Phone number (including mobile numbers used for text messages)
• Email address
• Property and unit you rent, are applying for, or are working on
• The content of messages you send us, such as maintenance details or questions about a showing or application

Rental applications and the Tenant Portal are run through our property management software (wiv.managebuilding.com), which has its own privacy policy for information you enter there.

Our website does not use advertising or tracking cookies. Like most websites, our web host keeps standard server logs (such as IP address and browser type), and our web fonts are loaded from Google Fonts.

2. How we use your information

We use your information only to run our rental business and communicate with you, including:

• Maintenance: receiving requests, scheduling repairs, and sending updates
• Showings: scheduling, confirming, and reminding you about property viewings
• Applications: processing rental applications and letting you know their status
• Account notices: rent and payment reminders, lease, move-in and move-out information, and important property notices (for example, a planned water shut-off or an emergency)
• Vendors: coordinating work orders, access and invoices
• Answering your questions and keeping records required by law

We do not sell your personal information.

3. Text messages (SMS) and WhatsApp

If you text us, give us your mobile number, or agree in your lease, we may send you text messages (and WhatsApp messages, where available) about your rental through our WIV Tenant & Rental Notifications program. Message frequency varies. Message and data rates may apply. Reply STOP to cancel at any time, or HELP for help. Full details are in our SMS / WhatsApp Messaging Terms.

4. How we share information

We share information only as needed to provide our services:

• With service providers that help us operate, such as our property management software, our phone and text-messaging provider, and maintenance vendors working on your home. They may use the information only to provide services to us.
• With our related companies that own the properties we manage, only to administer your rental. Never for their marketing.
• When required by law, court order, or to protect the safety of people or property.

All of the above is subject to the text-messaging commitment in Section 3: mobile information and text-messaging opt-in data and consent are never shared for marketing or promotional purposes.

5. Your choices

• Stop texts: reply STOP to any text message. You will get one confirmation and no further texts unless you opt in again.
• Get help: reply HELP, or call (888) 264-9222.
• Update or correct your information: contact us using the details below.
• Even if you stop texts, we may still contact you by mail, email, or phone about your lease as allowed by law.

6. How we protect and keep information

We use reasonable safeguards to protect your information and limit access to people who need it. We keep information for as long as needed to manage your rental or vendor relationship and to meet legal, tax and record-keeping requirements.

7. Other things to know

Our services are meant for adults. We do not knowingly collect information from children under 13. We may update this policy from time to time; the effective date above shows when it last changed.
